Tim Swearingen's practice is focused on the drafting and negotiation of complex joint venture arrangements between commercial real estate developers and investors and the associated structuring for both domestic and international projects across all major asset classes, including industrial and warehouse, office, retail, hospitality, multifamily, mixed-use, senior living, and data center sectors.

Whether Tim is representing a sponsor or investor, his in-depth experience in the joint venture arena allows him to sit in the room with a broad spectrum of business teams and discuss the advantages of securing and investing capital, including preferred equity, through a joint venture relationship, especially as financial markets shift. He has worked with clients who have never partnered with a sponsor or investor on a development project to set up an initial platform for equity and management support and enabled experienced developers to efficiently expand their real estate portfolio by negotiating programmatic venture agreements. He has represented major players in the New York real estate market to negotiate complex and contentious ventures.

Tim is also experienced on the legal and business sides of the hotel and hospitality industry having spent many years working for Rosewood Hotels & Resorts and Four Seasons Hotels & Resorts. He understands the unique aspects of hotel operations and management with fluency and has negotiated hotel purchase and sale agreements, food and beverage management agreements, hotel management agreements, and ownership structures. Prior to joining Jones Day in 2026, Tim represented a joint venture between New York-based real estate investment partners in connection with the largest hotel sale in Florida in 2024.
